Two new schemes of family homes launch in D18

Despite the fact that the new homes season is about to wind down, two new developments, both comprising of family homes with a side offering of apartments, are launching this weekend.

Located in South County Dublin, these two new sites are within waving distance of each other, one in Glenageary and one in Cabinteely. Both are within walking distance of Cabinteely village, which itself has thrived in recent years. They are also surrounded by some of the city’s choicest spots – the aforementioned Glenageary, Killiney, Dalkey, Dun Laoghaire and, of course, Foxrock are on their respective doorsteps.

In the context of the new homes market, the region is popular for family home developments at the upper end of the market – Killart on the Clonkeen Road, for example, is selling four-bedroom homes from €725,000.

It is also an area particularly well supplied with parks. Cabinteely Park runs to over more than 45 hectares and includes a children’s playground. Kilbogget Park, the People’s Park and Killiney Hill Park are all nearby.

Cabinteely Park is the site of the 18th century Cabinteely House, originally the home of Robert Nugent, Lord Clare, an earl with a reputation for marrying wealthy widows. The house appeared on screen in the Glenn Close movie Albert Nobbs, as well as the BBC series Ripper Street.

For those looking for a less manicured experience of nature, the Wicklow mountains are a short drive away, while there is an array of sailing clubs and sea-based activities to choose from in Dun Laoghaire.

Carraig Bui, from Kelland Homes, is situated on the Johnstown Road in Dublin 18. This development includes four- and five-bedroom semi-detached houses, as well as apartments, which will be part of a later phase.

The four-bedroom semi-detached units, the Daffodil, are sized from approximately 168.5sqm, from €745,000. Five-bedroom semi-detached units with a side entrance, named the Honeysuckle, are sized from approximately 170sqm, and priced from €795,000.

In total, there will be 48 units; 20 houses, and 28 apartments. All will have BER ratings of A2/A3.

All houses feature engineered wooden flooring in the kitchen, dining and family area as well as the utility room. Buyers can choose from a selection of paint finishes for kitchen units.

Car charging points for electric cars have been fitted to all units, with two driveway parking spaces provided for each house.

The second new home launch of the week, Auburn Green, is located just off Rochestown Avenue, which is at a T-junction to the Johnstown Road, and behind Auburn Road. This is a small development of 14 houses and apartments from Coliemore Homes.

In total, this site will comprise of 10 three-bedroom plus study three-storey houses, approximately 144sqm, priced from €715,000, one five-bedroom detached house, approximately 218sqm, priced from €995,000.

All houses will have south-facing rear gardens. There are three two-bedroom apartments, approximately 89sqm, priced from €435,000.

All homes in this development include parking for two cars, integrated appliances by Siemens, kitchen and utility rooms by BePace, with quartz worktop and splashback. Handle-less wardrobes have been supplied by BeSpace, double-glazed windows by AluClad, sanitary ware in bathrooms by Porcelanosa, and there are pull-down stairs giving access to the attic.

Both developments will make use of the same amenities, and are well served by shops and transport links. Killiney Shopping Centre and Cornelscourt Shopping Centre are bothnearby, and there are a number of well-established primary and secondary schools in the area.

The district has several transport options, being served by a number of bus routes as well as Glenageary Dart station. Cherrywood Luas station is also a short drive away.

Willow Glen, Carrickmines, Dublin 18

Last weekend saw the launch of Willow Glen, on the Glenamuck Road, yet another new development in Dublin 18, to add to the two that launch this weekend (see left) in the same area.

Built by Ravenshall, who were also the builders behind the Woodbank scheme that launched earlier this year in Shankill, Dublin 18, this site is a mixture of house styles and apartments.

In total there are 28 units; 14 houses and 14 apartments. This includes one- and two-bedroom apartments, three-bedroom duplexes, and four-bedroom terraced and semi-detached houses. All have a BER rating of A3. At last weekend’s launch, 12 apartments and duplex units were sold, as well as seven houses.

One bedroom apartments, sized from about 60sqm, are priced from €270,000. Two bedroom apartments, from 85sqm, are priced from €370,000.

Three-bedroom duplexes, from about 113sqm, are priced from €430,000.

Four-bedroom mid-terrace units, from 156sqm, are priced from €565,000, four-bed end-of-terrace units, from about €575,000, and four-bedroom, semi-detached units, from about 163sqm, are priced from €595,000.

External walls are finished in a mixture of brick and render. As well as cupboard storage, utility rooms include integrated under-counter freezers. All bedrooms include fitted wardrobes, all bathrooms have full floor-tiling with wet room areas in the master en suite, generous amounts of wall tiling, and polished chrome towel rails.

Attics are partially floored, and rear gardens include large patio areas as well as grass and tree planting.
